This is the most common wasted purchase we come across, and on larger houses it is particularly common.
The complaint is that one tap, usually the furthest, takes an age to run hot. The assumption is that the system is tired. It rarely is.
What you are waiting for is the cold water already sitting in the pipe between the unit and that tap. It has to be pushed out before hot water arrives, and the longer the run the longer that takes. A brand new unit delivers hot water down exactly the same pipe.
What does help is insulating the run, or a recirculation arrangement that keeps hot water moving so it is already there when you open the tap. We would rather explain that than sell you a system that changes nothing.


That is the pipe, not the unit. Ask anybody quoting you a replacement to explain how it shortens the run.
Cold water sitting in the run has to be pushed out before hot arrives.
The longer the run, the longer the wait, and a new unit does not change the run.
Insulating the pipe helps at the margins. Recirculation genuinely solves it by keeping hot water moving.
Relocating the unit closer works where it is practical. Replacing it does not.
Sydney's supply is soft. The anode protects the tank, and once it is gone the tank corrodes.
Replacing an anode costs a fraction of the tank it protects.
The compliance plate carries the date. A young system with a failed component is worth repairing.
One deep into its life with a leaking tank is not, and we will say so.

None of those improve on their own.
Type and capacity settle most changeovers. In a larger house there is one more thing worth settling first: whether the complaint is actually about the system, or about the distance between it and the tap you use most.

Capacity decides how much you can draw before it runs out. Distance decides how long you wait for the first hot water. They are separate problems and only one of them is solved by a bigger unit.

On electric storage, look for a tripped circuit at the switchboard. On gas, check the pilot or ignition and that the supply is on. On anything, check whether an isolation valve got closed by somebody working on something else. If none of that explains it, ring.
Very often. Sydney's water is soft, so the scale that finishes tanks in hard-water regions is not the story here. The sacrificial anode corrodes away protecting the steel, and once it is spent the tank starts corroding. That or a failed element is most of what we attend.
No. A leaking storage tank is the end of that unit, and waiting costs more in water damage than the replacement does. Isolate it and ring.
It depends on type, installation and whether the anode was ever looked at, so we will not put a number on a unit we have not seen. We will find the compliance plate, tell you the age, and give a straight view.
Diagnosis and report is $120 to $250, credited against the repair if you proceed. An element or thermostat is $250 to $550. An anode replaced is $300 to $600. A storage replacement is $1,400 to $2,800 installed.
